Routine Inspections: What to Expect
Routine inspections are a normal, scheduled part of renting. Here’s what we look at, what we don’t, and how to breeze through them.
Routine inspections happen a few times a year, with proper written notice beforehand. They’re not an inspection of your housekeeping or your lifestyle. They’re a check on the property’s condition, so maintenance is caught early and the owner’s obligations are being met.
What we look at
- Signs of maintenance issues: leaks, damp, mould, pest activity, wear and tear
- The general condition of walls, floors, wet areas and appliances
- Gardens and outdoor areas being maintained per the lease
- Safety items: smoke alarms, RCDs, locks and security
- Anything you want looked at: inspections are the ideal time to flag niggles
How to prepare
A normal, lived-in home is completely fine. General tidiness helps us see the property’s condition, and easy access to all rooms, the garage and outdoor areas keeps the visit short. If the time doesn’t suit, contact us early and we’ll rearrange.
After the inspection
We prepare a report for the owner, including any maintenance we recommend. If something needs fixing, we’ll follow the normal maintenance process. You don’t need to do anything except report anything new that comes up between inspections.
