Something not working? Tell us early.
Small problems left unreported become big ones, and tenants can be responsible for damage caused by faults they never mentioned. Report early, report often; we'd always rather hear about it.
Urgent maintenance
Faults that make the home unsafe, unliveable, or that are causing ongoing damage. If life or property is in immediate danger (fire, major gas leak), call 000 first. Then call us on 08 9358 0011.
- Burst pipes or serious flooding
- Total loss of electricity, gas or water (not a provider outage)
- A failed hot water system
- Sewage overflow, or a blocked toilet with no second toilet
- Gas leaks or dangerous electrical faults
- Storm damage, or doors and locks that no longer secure the home

Describe the issue and we'll take it from there. Photos help. After you submit, you can reply to our confirmation with pictures. You can also report via SMS, WhatsApp, Messenger or WeChat.

How do I apply for one of your rentals?
Find the property under Rent, attend a home open or private viewing, and submit your application with your supporting documents. We process applications quickly and keep you informed. If you have questions before applying, just ask at the viewing or call the office.
How do I pay rent?
We offer multiple easy payment options, set up with you at lease signing. If your circumstances change and you think you might fall behind, contact us early. It is always easier to work through it together before arrears build up.
What happens at a routine inspection?
You’ll receive proper written notice beforehand. We check the property’s condition and pick up maintenance early. It’s not an inspection of your housekeeping. A normal, lived-in home is completely fine.
Can I have a pet?
Many of our properties are pet-friendly, and WA tenancy law generally allows pets with consent. Ask us about the specific property. Apartments may also have strata by-laws that apply.
How do I get my bond back quickly?
Return the property in the condition on your ingoing report (allowing for fair wear and tear), work through our cleaning guide, return all keys, and provide receipts for any cleaning required by your lease. Smooth final inspections see bonds released within days.
