How We Market Your Home

Marketing's job is competition

Great marketing doesn't sell your home. It gets the right buyers through the door in the same fortnight, and competition does the rest. Here's the toolkit we use, what each piece is for, and our honest advice on where your budget works hardest.

The Toolkit

Every tool, and what it's actually for

Professional photography

Non-negotiable, for every home at every price point. Buyers decide in seconds online, and photography is that first impression. Twilight shoots, drone and floor plans where they genuinely add. Not as default line items.

The major portals, done properly

Being on the portals isn’t strategy: ranking well on them is. Listing tier, launch timing, copy that leads with what buyers in your suburb actually search for. We’ll show you the difference it makes to enquiry.

Our buyer database

Buyers who inspected similar homes, missed out at recent sales, or registered with us for exactly your kind of property, all contacted directly before and at launch. Often where the first offer comes from.

A quality signboard

Unfashionable and unreasonably effective. Neighbours talk, and the buyer for your home is very often someone who already loves your street.

Social campaigns, targeted

Paid reach aimed at likely buyer profiles for your specific home, not generic brand advertising with your house as the prop.

Video, when it earns its cost

For the right property, video dramatically lifts engagement. For the wrong one it’s an expensive vanity item. We’ll tell you which yours is.

Weekend home opens

Because that’s when buyers are free. More accessible opens, more buyers through the door, better offers.

Straight Talk

A campaign should fit the home

A first-buyer unit, a family home and a character renovation don't need the same campaign; they need the same thinking. When we recommend a package we'll explain what each element is for, and we'll spend your budget as if it were our own.

  • You approve every element and every dollar before launch
  • We'll name the elements your home doesn't need. Saving money is advice too
  • Campaign reporting weekly: views, enquiries, inspections, feedback
  • If the market talks back, we adjust, openly and early
Common Questions

Marketing questions, answered straight

How much should I spend on marketing?

Enough to reach every likely buyer for your home, and not a dollar more. For most Perth homes that’s a defined package covering photography, portal placement, a signboard and launch advertising, itemised so you can see what each element costs and does. We’ll also tell you what we’d cut for your property; spending more isn’t always spending better.

Why do the first two weeks matter so much?

Your listing gets its maximum attention when it’s new: portal algorithms boost fresh listings, and the deepest pool of waiting buyers sees it at once. A home priced and presented right in week one attracts competition; one that misses the window fights for attention afterwards. This is why preparation before launch beats fixing things after.

Do I have to pay for marketing if the home doesn’t sell?

Marketing costs are the seller’s regardless of outcome. That’s standard across the industry, and anyone telling you otherwise has built it into their fee. What we can promise is that you approve every dollar before it’s spent, and we’ll never recommend spend we wouldn’t make on our own home.

My home is modest: is professional marketing still worth it?

Especially then. In a busy price bracket with many similar listings, presentation is how yours gets shortlisted. The proportional return on a few hundred dollars of photography is usually highest on ordinary homes, not prestige ones.
